Call to Order 10-2-2023: Bron called the meeting to order at 6:46p.m. Hearing opened. No quorum so hearing is recessed until Wednesday, October 4, 2023 at 6:30p.m.

Call to Order 10-4-2023: Bron called the meeting to order at 6:30pm. Hearing opened.
BZA Requests:
- Colvin House – Timothy & Zeritta Colvin intend to rebuild a house on an existing foundation. Because the original house was demolished, the current foundation does not meet setback standards. The Zoning Administrator denied the permit request on those grounds. Written letters of support were provided to the BZA.
- Corey Garage – Travis Corey is looking to build a garage to the north of his current house. The garage will be approximately 5 feet from the property line to the north. Given the size and shape of the lot, there are very few options available. Travis is requesting a waiver to be able to build the garage. He provided written proof that he has contacted all of his abutting neighbors.
Public Comment: None.
Other Legal Business: None
Executive Session: Don motioned to enter executive session to discuss the quasi-judicial hearing regarding the two requests heard on 10-4-2023. John C. seconded the motion. Upon coming out of executive session, the board made the following decisions:
Colvin: As the intent is to replace the pre-existing non-conforming structure with one that will be have essentially the same footprint as the original, the BZA members unanimously agreed that it does not have to meet the current setback.
Corey: After reviewing the information provided, the BZA members unanimously agreed that a waiver for the setback on the north property line is approved.
Don motioned to close the hearing and adjourn the meeting at 7:10p.m.

NOTICE OF PUBLIC HEARINGS
The Clarendon Board of Zoning Adjustment will conduct two Public Hearings on October 2, 2023 at the Clarendon Town Offices, the first commencing at 6:30PM, the second at the conclusion of the first.
- Timothy and Zerrita Colvin, 71 Cobb Lane – request for variance, waiver or interpretation of CZR to allow construction of home using existing footprint on non-conforming lot;
- Travis Corey, 3085 Middle Road – request for variance of waiver to allow construction of garage without required sideline setback.
At the conclusion of the hearings the Board may go into executive session to deliberate the requests.
